Getting your own business web site is a great way to increase visibility and reach immediately. If you really want to attract the right audience there are steps I always like to take before I create any website. I have listed basic steps for real estate marketing in a previous post to help you understand what is required to build a high conversion site that visitors will return to and enjoy viewing.

Who are we trying to appeal to? Do you just want to have a website full of homes for sale or do we want to dig a little deeper and become a helping hand? There are millions of real estate professionals in in the world trying to do the same thing you are; and by my observation the majority  use a template approach. This may seem like no biggy to you but templates can be seen as duplication in the eyes of a search algorithm. Duplication can mean devaluation!

It’s time to break out of the box!

  • What pains your prospects?
  • What would make their life easier?
  • Can you help them with the dreaded move?
  • How can they increase the value of their home?
  • Where do they live
  • What are the pros and cons of their neighborhood ?

These are just a few questions you can ask yourself before doing any marketing. Save yourself some of that hard earned money and try yo get in the minds of your prospects. You have all these lists and and ideas, but where are the leads? With a clever blend of marketing and analysis you are going to find you get more leads.

Before we roll our sleeves up and take a look at the proven lead generation methods you should take a look at the area you service in terms of make-up–demographics. Try to get an idea of the whole area. What is the crime rate? What exciting events are happening in the neighborhood? Like any business, meeting people is only a portion of the task at hand. Converting an acquaintance to a qualified lead means you have crossed the trust barrier. That’s really the first part of lead generation; winning trust. To do that getting to know your people before you announce your arrival can be a very profitable exercise.
