Within the territory that you service how many homes, buildings, apartments, and shopping malls exist? Where are the highest concentrations of homes being listed and sold? The bigger question is why. If you find an area has a large number of listings it may stem from crime but it will almost certainly will make a buyer curious as to why so many homes are for sale in an area. When the real estate professional is asked “why” an answer should be loaded and ready to fire. Your answer will hopefully satisfy the prospective buyer.

You can use online tools such as Canada Post and your own real estate login tools to uncover even more about people that occupy real estate around you. You also want to look for hidden gems. An example of a hidden gem may be real estate in a rural area. People living in rural areas have different challenges compared to people that live in urban areas. This may help you fine tune your marketing message in direct mail and landing pages on your website that track direct mail efforts.

These are three primary research areas that tend to be consistently worthy of spending time learning about. Now, will the time you spend pay off in qualified lead generation? I am not going to make any false promises but what I will tell you is we will have all the measurement tools in place to find out. You may also find out that keywords that think are your money keywords but analytic data does not agree with you. Also, what about your competition that is currently ranked in your top position? What is that site doing in your spot? Are there any clues?

I know how it feels to start from scratch. From experience I can tell you that effective marketing does not happen by fluke. It is usually a well planned strategy that presents a believable promise to the right people at the right time.
